Air Duct Cleaning Cost Estimate:
How Much Will It Cost, For HVAC Duct System Cleaned?
Just as each commercial ducting system & exhaust system can be different, so can the cost of cleaning & servicing it. The main reason for the cost variance is due to the amount of Ductwork, Flexi Duct, A/C registers, vents, filters and system size/shape across all HVAC Systems. However, if regular cleaning and servicing get performed; the cost can be quite cost-effective.

Why Should I Clean My HVAC System ?
Over the years Dust, dirt and harmful contaminates build-up inside the internals of the ductwork & exhaust systems. Unless regular cleaning services are performed the dust and dirt can promote the growth of pathogens and mould; putting your staff & visitors at risk!
Benefits of Cleaning Services Include:
- Removes dust and build up
- Removes skin flakes & hair
- Significantly reduces fire risk
- Removes pollens & spores
- Improves air quality
- Improves cooling efficiency
- More efficient systems mean less running costs
How Often Should You Clean The Buildings HVAC Air Ductwork?
The Frequency of Duct Work Cleaning & HVAC Components:
It’s the responsibility of the building manager or facilities manager to ensure the building HVAC system & air ducting is regularly serviced and maintained.
NADCA Recommends the following schedules for Inspections:
1.5.1 Inspection Schedule Table HVAC systems shall be routinely inspected for cleanliness by visual means. Table 1 provides a recommended inspection schedule for major HVAC components within different building use classifications. The inspection intervals specified in Table 1 are minimum recommendations
1.5.1.1 It is recommended that more frequent cleanliness inspections be performed when geographical, human, or mechanical conditions make it necessary.
Table 1 HVAC Cleanliness Inspection Schedule(Recommended Intervals)
| Building Use Classification | Air Handling Unit | Supply Duct | Return Duct / Exhaust Duct |
| Residential | 1 year | 2 years | 2 years |
| Commercial | 1 year | 1 year | 1 year |
| Industrial | 1 year | 1 year | 1 year |
| Healthcare | 1 year | 1 year | 1 year |
| Marine | 1 year | 2 years | 2 years |
1.6 HVAC System Inspection – Construction, Retrofit and Remodel: HVAC system components often collect significant amounts of debris and particulate during construction activities within a building. It is recommended that new and existing HVAC systems that are part of a construction, retrofit or remodel project be inspected and verified as clean before the system is permitted to operate
HVAC Inspections
Does My HVAC Air Ducting Need Cleaning?
It’s necessary to conduct inspections on the HVAC system and ducting to see if it does need cleaning before any work undertaken. This will help determine if there are contaminations and the source of the problems.
Routine maintenance such as filter changing & cleaning can ensure the system stays cleaner and requires minimal cleaning over its working life.
Type Of Operation
As mentioned previously, particular industries require frequent cleaning because of the operational procedures, food safety requirements or the need to maintain a “clean room.”. Often “clean rooms” are required for pharmaceutical manufacturers, surgical theatres or for the development and production of high-tech products.
HVAC Cleaning Australia can assist in the development and maintaining a decontamination plan for your system and building.
The Discovery Of Build Up
If you see a large amount of build-up in the system; it’s a good indicator that is due for a clean. Ask for a free Quote to assess if the condition of the HVAC System and components. Often Dust and Dirt can be seen on the outside of the supply A/C register and the Return air grills.
What To Do When You Start To Get Complaints
We would recommend Air Quality testing as this would allow to determine what type of Mould and other contaminates can be identified in the HVAC System Air flow. If complaints occur that they are having respiratory issues irritation or suffering from allergies while they are in the building; It’s important not to ignore these complaints as they could be a sign that the Air ducting and HVAC system requires some maintenance. Over the life of the HVAC system contaminants will accumulate and it will affect the indoor air quality and impact on personal health & have the potential to become a workplace illness issue.
Cleaning Of The Air Ducts
Cleaning air ducting improves the overall indoor air quality(IAQ), however preventative maintenance such as regular filter cleaning/replacement can drastically reduce the amount of cleaning required. Preventing dirt and dust from entering the HVAC system by having a Filter Cleaning/ Replacement Programme is the key to saving headaches and money
Prevention
After an HVAC inspection, some cleaning recommendations may be encouraged for the following reasons :
- The technician has found signs of water damage in the ducting
- Mould, and microbial growth observed in the air ducting
- The discharge of dirt and dust from the supply diffusers
- Bad odours are present in the ducting and sometime occupant area
- Restriction of air-flow due to the accumulation of build-up throughout the air-ductwork system
When Should The Ductwork Be Cleaned Then?
- Follow the NADCA preventative maintenance schedule for your specific HVAC system. The NADCA schedules should include the changing of HVAC filters (Sometime HEPA), cleaning of coils and other components.
- If any installations or building renovations are taking place, be sure to seal the air ductwork, preventing the dust and building materials from entering the HVAC system
- Contract a professional HVAC cleaning company to perform regular inspections of the ductwork, coils and HVAC-System. (We provide digital reporting with photographic evidence with all checks completed)
- Ensure the building is well-maintained and good housekeeping practices are employed
Procedure For Air Ductwork Cleaning
Before any cleaning is performed:
- AIR TESTING
- Do you know the type of contamination you are dealing with.
- Has the source of the contamination been found identified and and controlled.
- Has Air and swab testing been completed (as required)
- What has been put in place to stop the contaminants from entering the occupant’s space during the cleaning procedure?
- Most air duct systems have “service” ports located throughout the system which allows an operator to gain access to the internal ductwork
- Use Air brushing and various devices to agitate the interior walls of the ducting to remove the contaminants.
- The devices include brushes, air-whips and compressed air nozzles.
- Quite often hand cleaning is required, particularly when decontaminating mould and microbial growth
